Some roofing manufacturers market warranties as “the guarantee” of a quality installation. Don’t be fooled. Too often, the only thing about a warranty that a building owner considers is length – which is probably the least important part. While a warranty can be very beneficial to a building owner, it does not guarantee a leak-proof roof.
With or without a warranty, the long-term performance of a roof depends on four things:
- A quality membrane and proper system design
- Expert installation by authorized applicators
- Periodic inspections with common sense maintenance

Even before a warranty is issued, building owners, roof consultants, architects, specifiers and other people knowledgeable about roofing systems should make their new or re-roof decisions based on a product and company with a proven performance history. Sika Sarnafil is the only thermoplastic membrane manufacturer with a 40-year proven performance history using the same basic membrane formulation. Our proof of long-term success is evident on buildings around the world.

No Exclusion for Ponding Water
Because our hot-air welded seams are permanently fused together, the membrane becomes a monolithic (continuous) sheet across the entire roof. Since water is unable to penetrate the membrane, and there are no seams capable of separating, building owners are assured that ponding water – a very common occurrence on flat roofs – will not impact the reliability of the Sarnafil roof system. For this reason, Sarnafil does not have an exclusion for ponding water in any of its warranties.
No Exclusion for Gale Force Winds
We are so confident in our attachment systems that Sarnafil membranes do not exclude gale force winds in any of its warranties. One of our systems, called Sarnafil Express, is specifically designed for repeat heavy wind uplift areas. This superior attachment system includes a standard warranty for repeat wind events of up to 72 mph on buildings under 21 stories in height!
Final Field Inspection
Upon completion of all Sika Sarnafil projects with standard and system warranties, our field technical representatives complete an extensive inspection of the roof to ensure the installation meets our high standards of quality workmanship.
Fully Transferable
A Sika Sarnafil warranty is transferable to a new building owner, making your roof a marketing asset during a sale negotiation.
